The Regulatory Squeeze

The Renters' Rights Act (Phase 1: May 2026) abolishes Section 21, caps rent-in-advance, eliminates renewal fees (27% of average revenue), and introduces a mandatory PRS database. AML/sanctions screening is now required for every tenancy. EPC minimum C is coming by 2028 for new lets. Each change adds admin.
